The largest plot in Borderouge, a future district of Toulouse, measures 110 x 73m and opens directly onto the “Place Nord”. With a total area of approximately 25,000m² the complex is designed to embody the new centrality of the district while containing a functional and social mix of uses.
The base of the project contains retail space, above which are located five buildings containing a total of 208 apartments as well as a 4,600m² office element. This commercial base is transparent and contains around 20 retail units and a supermarket arranged around a market square, giving a total retail space of around 7,000m².
The green roof of the commercial base then rises and “contaminates” the internal façades of the offices. A trellis enables the vegetation to hold on and expand, creating a sort of second ground floor which provides the apartments with a completely new – and agreeable – landscape view.
A varied series of external spaces - patios, balconies, loggias, terraces, winter gardens and suspended gardens – climbs from this central garden, further improving the quality of life for users. Each apartment has at least one private external space.
