The urban renewal project for the Mondor-Broca district is part of the restructuring of the Val d’Argent which lies to the south of Argenteuil. Urban issues were essential in the development of the project.
The existing urban grain is somewhat anarchic, containing 14-storey towers, seven-storey blocks and single-family houses.
The restructuring project is based around two main axes:
- The first axis is developed along on the boulevard Leclerc. Two low buildings are created and two existing buildings refurbished with the aim of giving the two sides of the boulevard a homogenous urban appearance.
- The second axis is developed along the Broca block in which one 14-storey tower is demolished and the Broca and Repos residences are built, connected to two existing seven-storey blocks, with the aim of better integrating these blocks into the general urban grain and creating a stronger urban identity for the ensemble.
A further benefit is the creation of a garden at the heart of the urban block which communicates with the boulevard via an opening and an entrance at the southern end onto the rue du Repos.
